Warm Spot On The Floor

Warm floors can be hydronic leaks. How they are confirmed and located.

On a heated floor, a warm patch that does not match the loop pattern often means a hydronic line is leaking and losing heat into the slab.

What to check yourself

  • Compare the spot to the known heating layout
  • Check whether the boiler or loop loses pressure
  • Note whether the spot grows over days

Likely causes

  • A hydronic or radiant heating loop leak
  • A hot water line below the slab
  • An electrical fault or duct issue, which must be checked first by the appropriate trade

What the investigation does

  • Thermal imaging and pressure isolation
  • Acoustic correlation on the loop
  • A located target before any slab work

Methods often used

Quick answers

What should I do first about this?

Thermal imaging and pressure isolation

Can this be fixed without opening everything?

In most cases the investigation narrows the target before any finish is opened. Small access points are sometimes needed to confirm a finding, and that is discussed before anything is opened.
